Development with not real thought to future generations is the curse of Mississauga, along with the Queen of Sprawl, Hazel McCallion.  "Mississauga mayor Hazel McCallion issued a challenge to developer David Feldman" ... "I want the next high rise you build to be really posh," said the mayor, even though the 24-storey-high Palace, where prices exceed $1 million, will be one of the most prestigious condos in her city."  Truly development is all the Mayor cares about as it is money in the City coughers, which she loves to use.

"250- acre Roy Ivor bird sanctuary." - not bloody likely, at most, before 1968, it was 40 acres, only 3 or 1 acres left, depending how you look at it, at this time because the beast of development and progress has to feed with all things living & natural so higher and higher piles of dead glass, metal and asphalt can be carped out.

Mississauga mayor Hazel McCallion issued a challenge to developer David Feldman last week when she arrived to pour concrete for the ground floor of The Palace, his latest condominium in Sawmill Valley.

"I want the next high rise you build to be really posh," said the mayor, even though the 24-storey-high Palace, where prices exceed $1 million, will be one of the most prestigious condos in her city.

Across the street from the Palace are the dense trees of the 250- acre Roy Ivor bird sanctuary.  Dirt hiking trails cut through the sanctuary.

Feldman, president of Camrost-Felcorp Developments Inc., plus more than 100 of his purchasers at The Palace, joined the mayor and councillor Katie Mahoney for the pouring of the ground floor.

There are three levels below ground at The Palace where prices start at $359,500 and top out above $1 million.

The building is rising on The Collegeway between Mississauga Rd. and Erin Mills Parkway.

Feldman said his firm has been building luxury homes on the Collegeway for more than 10 years.  The Palace is his latest venture in the valley.

The 12-storey Canyon Springs and the 14-storey Granite Gates are neighbouring buildings built by Camrost and there is a pocket of luxury townhomes, the Townmanors of Sawmill Valley, on the other side.

There'll be only six suites per floor at The Palace, ranging in size from 1,685 square feet to some custom-designed suites with more than 3,000 square feet.  There are two-storey loft suites with 2,460 square feet and starting at $698,000.  These units will have private elevators.

Feldman said there's still a good selection of floor plans remaining and he expects to start moving residents in next September.

The common amenities include an all-season swimming pool, saunas, whirlpool, billiard room, a large lounge area and guest suites for overnight visitors.

More details are available from Barbara Klein and Rachel Hersh at the Collegeway sales office or by calling 905-569-8888.  Collegeway is the first street running west off Mississauga Rd., north of Highway 5.
